These are the towns with the fastest-growing home prices in Massachusetts


The price of a single-family home in Massachusetts shot up more than 10% in January from the same time last year, further complicating an already complicated picture for would-be home buyers in the Bay State.

New data released by analysts at The Warren Group show mirrors trends over the course of 2023, State House News Service reported.

There were 2,396 single-family home sales in Massachusetts last month, a 0.2 percent increase from January 2023, when there were 2,392 transactions, the Warren Group wrote. The median price of these sales increased 10.2 percent to $550,000, a new all-time high for the month of January.

With that in mind, the social media site Stacker ranked the Massachusetts cities where housing prices are rising the fastest.

The cities in the Stacker analysis were ranked by the dollar change in the Zillow Home Values Index for all homes from the 12 months ending January 2024.

Here are the Top 10 cities and towns, according to the Stacker analysis:

10: Belmont:

  • 5-year price change: +$360,165 (+37.2%)

9. Cohasset:

8. Lincoln:

  • 1-year price change: +$113,047 (+9.1%)
  • 5-year price change: +$421,856 (+45.4%)

7. Winchester:

  • Typical home value: $1,382,160
  • 1-year price change: +$120,468 (+9.5%)
  • 5-year price change: +$376,959 (+37.5%)

6. Concord:

  • 1-year price change: +$129,505 (+11.0%)
  • 5-year price change: +$430,615 (+49.0%)

5. Newton:

4. Wellesley:

3. Lexington:

2. Needham:

1. Weston:

  • 1-year price change: +$188,275 (+10.2%)
  • 5-year price change: +$678,322 (+50.1%)

Within the greater Boston housing market — encompassing the 139 communities located within Interstate 495 — median single-family home prices increased 10.4 percent between January 2023 and 2024, according to the Warren Group analysis.

Lawmakers and Gov. Maura Healey have identified housing affordability and accessibility as one of their biggest concerns, State House News Service reported.

But state lawmakers have yet to advance a housing bond bill Healey filed last fall to invest in the housing market and make policy changes that the governor says would help solve the housing crisis, the wire service further reported.
