Lots of land and a $13K tax bill help make this one of the most expensive houses in this N.J. county


Land, modern amenities and low taxes helped this property fetch the highest price of any home in Salem County in at least a year, according to the listing agent.

The five-bedroom, four-and-a-half bathroom house, originally a hunting lodge that was added onto, sits on nearly 177 acres in Elmer and had a tax bill of just $13,602 in 2022. It was listed for sale in May 2022 for $2.5 million. After three offers and a year on the market, it closed last month for $2,050,000.

The buyer’s offer was selected based on the price offered, the timing of the closing and their financing being approved, said Kirsten Oravec of HomeSmart First Advantage Realty in Mullica Hill, the listing agent.

“The family who ultimately purchased it had been eyeing the property for quite some time before viewing the property in person, and ultimately submitting an offer,” she said.

The median sales price of a home in Salem County as of June 2023 was $260,000, according to the most recent data available from New Jersey Realtors.

The next most expensive residential property to sell there was in July 2022 when a three-bedroom, two-full bathroom, 2,500-square-foot home on 27 acres sold for $1,270,000. It was listed for $1.55 million.
